Roof Replacement Cost in Florida (2026): What Ocala Homeowners Actually Pay

By , Licensed Roofing Contractor• October 26, 2026 •Ocala & Marion County, FL
Quick answer

Skyward’s installed price for a shingle roof replacement in Ocala is $380–$425 per square (100 square feet of roof), all-in — tear-off, underlayment, flashing, labor, permit and disposal. Waste is added on top: 10% on a simple roof, 15% on a cut-up one. On a single-story Marion County home with about 23.5 squares of hip roof, that works out to roughly $10,300–$11,500. Bigger and more cut-up roofs run higher; the table below shows four sizes.

Search “how much does a new roof cost in Florida” and the top result is a Reddit thread. That tells you something: homeowners can’t get a straight number out of roofers, so they go ask strangers. Most contractor sites answer the question with “every roof is different, call for a quote.” Every roof is different. That’s still not a reason to hide the price. So here’s what we actually charge per square, exactly what’s inside that number, how to figure your own roof’s size, and the handful of things that change the price once we’ve been up on it.

What we charge per square, and what’s in it

Roofing is bought and priced in squares. One square is 100 square feet of roof surface — not floor space, roof surface. Our price is the installed price per square, and it’s the whole job, not a material cost with labor stacked on later.

Skyward Roofing per-square bands, October 2026. Per square of measured roof; 10–15% waste is added on top. Not a quote: the written, itemized price comes after we’ve been on the roof and in the attic.

One thing that does not change between the tiers: the system underneath. Starter strip, ridge cap, fasteners, flashing and the high-wind nailing pattern are the same whether you pick Oakridge or Duration. The cheaper shingle doesn’t get a cheaper roof.

What “all-in” covers on our number

Every re-roof we price includes:

  • The permit, pulled under our license, and the county’s in-progress and final inspections
  • Full tear-off to the deck and disposal of the old roof
  • Deck inspection and re-nailing to the current code pattern
  • Up to three sheets of rotted decking replaced
  • Sealed underlayment as a secondary water barrier
  • New drip edge, valley metal, pipe boots and step flashing
  • Ridge and intake ventilation sized to the attic
  • Magnet sweep, cleanup, and a closed permit for your insurance file

What’s priced separately: decking past those three sheets, solar panel removal and reset (that’s a licensed solar contractor), fascia, soffit or chimney carpentry, gutters, and any interior drywall from old leaks. Everything on the full scope is on our roof replacement in Ocala page.

What a typical Marion County roof costs

Your price is roughly measured squares × (1 + waste) × the per-square band. The only number you don’t know yet is the squares.

How many squares is my roof?

More than your floor plan suggests, for two reasons. The roof hangs past the walls at every eave, and it’s sloped, so it covers more surface than the flat footprint under it. A 6/12 pitch — common on Marion County ranch homes — adds about 12% over flat. That’s just geometry.

Take a single-story house with 1,800 square feet of living space. With overhangs, the area under the roof might be around 2,100 square feet. Multiply by 1.118 for a 6/12 pitch and you’re at roughly 2,350 square feet of roof — about 23.5 squares. If it’s a hip roof with a few valleys, add 15% waste and you’re ordering about 27 squares of material.

Measured roofArchitectural (Oakridge)Upgraded (Duration)Upgraded system
20 squares, simple gable (+10% waste)$8,400–$8,800$8,800–$9,400From $9,400
23.5 squares, hip roof (+15%)$10,300–$10,800$10,800–$11,500From $11,500
30 squares, hip roof (+15%)$13,100–$13,800$13,800–$14,700From $14,700
40 squares, cut-up two-story (+15%)$17,500–$18,400$18,400–$19,600From $19,600

Worked examples: measured squares × waste × our per-square band, rounded to the nearest $100 — the same math our instant estimate runs. Before decking past three sheets, extra layers, or anything found on the roof.

You don’t have to do this math by hand. Our instant roof replacement estimate measures your roof from Google’s aerial 3D model — area, pitch, and how many planes it has — and runs it through these same bands in about a minute. One warning on rural parcels: it measures the building closest to the address point, so if the size looks small, it may have measured the barn. Call us and we’ll measure the house in person.

The things that add to the number

The per-square band covers a normal re-roof. These are what push a specific roof past it — and most of them can’t be seen until the old shingles are off.

Rotten decking

This is the big unknown. The first three sheets of rotted plywood or OSB are already in our price, because most re-roofs need a few. Past that, each 4×8 sheet is about $70 installed. If tear-off turns up eight bad sheets, the first three are covered and the other five add roughly $350. Lumber moves, so the exact per-sheet figure goes in your written scope before we start, and we photograph every sheet we replace. Rot is most common at the eaves, around chimneys and skylights, and under old valleys.

Layers, details and access

  • A second layer underneath. Every extra layer is more labor and more weight to haul away. We check from the edges and the attic during the inspection, so you hear about it before tear-off day.
  • Steep or cut-up roofs. Steep pitches need staging and go slower per square. Every valley and dormer is more flashing and more waste — that’s why cut-up roofs carry 15% instead of 10%.
  • Penetrations. Chimneys, skylights, multiple wall intersections and solar mounts are all extra flashing work. Solar panels have to come off and go back on with a licensed solar contractor, which is its own cost.
  • Access. A long carry, a tight lot, or gate scheduling in a 55+ community adds time.

Why a $325-a-square quote should worry you

You’ll see per-square prices in the low $300s around Marion County. Shane’s view on that is blunt: $380 a square is about the floor a good contractor can work at, and at $325 there’s no way it’s a good contractor. Somebody’s math has to close, and it closes by skipping things.

Metal vs shingle: the cost trade

Standing seam metal costs more up front than any shingle tier above. It also generally lasts far longer in Florida. Whether that trade pays depends mostly on how long you’re keeping the house. We price metal per job after measuring, because panel profile, trim and roof shape move it more than squares alone. Our metal roofing in Ocala page covers standing seam versus exposed-fastener panels.

If you’re staying with shingle, our shingle roofing in Ocala page explains why we prefer Owens Corning Duration and what the SureNail strip actually does.

What a new roof does to your insurance

For many Marion County homeowners, the real price of a roof includes the insurance bill on either side of it.

  • Roof age. Under s. 627.7011(5), Florida Statutes, an insurer can’t refuse to write or renew a policy solely because of roof age if the roof is under 15 years old. Fifteen or older, an inspection showing five or more years of useful life left means the carrier can’t refuse on age alone. In practice, carriers still price older shingle roofs hard.
  • Wind mitigation. A new roof built to current code earns the roof-covering, deck-attachment and secondary-water-resistance credits on the wind mitigation form, and s. 627.0629 requires carriers to offer discounts for them.
  • The 25% rule. Since SB 4-D (2022), a roof built under the 2007 Florida Building Code or later — permitted from about March 2009 on — no longer has to be fully replaced just because more than 25% of it needs repair. Older roofs can still get tipped into a full replacement after a storm.

Selling the house? You can pay at closing

The second most common reason we get called: a buyer’s inspector writes up the roof, the buyer can’t get insured, and the sale stalls. If that’s you, we can do a new roof before closing in Ocala and settle it out of the sale proceeds. Same roof, same permit, same per-square price — the only thing that changes is when it gets paid. Ask us for the terms in writing before anything starts.

Frequently asked questions

How much does a new roof cost in Florida in 2026?
For an architectural shingle replacement in the Ocala area, Skyward's installed price is $380–$425 per square (100 square feet of roof), all-in, with 10–15% waste added on top. A single-story Marion County home with about 23.5 squares of hip roof works out to roughly $10,300–$11,500. A 30-square roof runs about $13,100–$14,700, and a 40-square, cut-up two-story roof about $17,500–$19,600. The written price comes after we inspect the roof and the attic.
How much does it cost to replace a roof per square in Ocala?
Our installed per-square bands are $380–$400 for an architectural shingle (Owens Corning Oakridge), $400–$425 for an upgraded shingle (Owens Corning TruDefinition Duration), and from $425 for the upgraded system with a self-healing peel-and-stick secondary water barrier. Standing seam metal is priced per job after we measure.
Does the per-square price include tear-off, the permit and disposal?
Yes. The per-square number covers tear-off to the deck, disposal, the permit pulled under our license, deck re-nailing, up to three sheets of replacement decking, sealed underlayment, new drip edge, valley metal, pipe boots and flashing, ventilation, and cleanup. Waste is added on top of the per-square price: 10% on a simple roof, 15% on a roof with hips and valleys.
What happens to the price if you find rotten decking?
The first three sheets of plywood or OSB are already included. Past that, each additional 4x8 sheet is about $70 installed. Lumber prices move, so the exact figure goes in your written scope before any work starts, and we photograph every sheet we replace.
Is a metal roof more expensive than shingle in Florida?
Yes, up front. Standing seam metal costs more to install than an architectural shingle roof and generally lasts far longer in Florida. Whether that trade is worth it depends mostly on how long you plan to keep the house. We price metal per job after measuring the roof.
Will a new roof lower my homeowners insurance in Florida?
Often. A roof replaced to the current Florida Building Code earns wind mitigation credits, and Florida law (s. 627.0629) requires insurers to offer discounts for those features. The amount comes from your carrier, not from us. Get a wind mitigation inspection after the county's final inspection and send it to your agent.
Can I replace my roof now and pay when I sell the house?
Yes. If the roof is holding up a sale in Marion County, we can replace it before closing and settle out of the sale proceeds. The price is the same either way. Ask us for the terms in writing before any work starts.
